What happens next?
After a price has been agreed upon, Kathleen will promptly proceed to meet with the purchaser to collect a holding deposit (usually 0.25% of the purchase price) to take the house of the market. The purchaser will use the cooling off period (typically 5 days) to arrange finances, a valuation on the property, and a pest and building inspection if they wish.
Settlement
This is a lengthy process but, luckily for you, most of the hard work has already been taken care of on your behalf during the pre-contract signing stage. Both Kathleen and your solicitor or conveyancer will advise you on the necessary paperwork that needs to be completed and a settlement date will be negotiated well in advance.
Final inspection
The buyer will conduct a final inspection of your property with Kathleen a day or so before settlement. This is a standard procedure, which enables the buyer to confirm that the property, including any fixtures, fittings and carpet, is in the condition stated in the contract so that there are no delays to settlement.
The last little bits
Your other task will be to cancel any utilities at the address. Check with your solicitor or conveyancer as they will cancel some on your behalf. Once the settlement is complete, the money from the sale of your house, less any money owed to the bank, will be transferred to your bank account. Kathleen will then hand the keys over to the new owners.
